Abstract
Real estate plays an important role for a country development and have great impact on country economy. Thus, government should introduce an effective and efficient policies that facilitate real estate market. With the introduction of sustainable policies by the government, along with the development of technologies and increase in land scarcity, this study conducted to assess how these components shape Malaysia real estate in 2050. There is lack of empirical research to study Malaysia real estate in future. Independent variables proposed in this study are technologies, land scarcity, and government policies, whereas dependent variable proposed is property price, with the mediating role of property attributes and moderating role of location. In order to achieve research objectives, 400 sample were collected through online self-administered questionnaire survey, and data was analysed through Statistical Package for Social Sciences (SPSS) and Partial Least Squares-Structural Equation Modeling (PLS-SEM). Based on data analysed, except for direct relationship between property attributes and property price, as well as moderating effect of location, other hypotheses are supported. Government policies is most significant factor that can influence property price. This study suggested theoretical and managerial implications of this study. Limitations of this research and recommendations for future studies are also suggested.
