Abstract

Gated and guarded community is a living concept. This living concept contained common properties in the closed community that provided to the residents and engaged with property management to manage the scheme. In past few years, the mushrooming of this development concept were exercised by developers in Malaysia. Thus, it created demand for property management in the market. However, referring to the National House Buyers Association provided that the complaints on property management is increasing every year. Hence, the quality performance of property management is a doubt. Therefore, this research was carried out to review the concept of GACOS, explore the facilities and services provided in GACOS and it is important to evaluate the satisfaction of existing residents who resided in current GACOS in Malaysia toward the property management as it will put business above competitors within the industry. Valencia, which located at Sungai Buloh was selected as case study area for this research. This is because Valencia is one of a mature GACOS development in Malaysia for more than 15 years. In the beginning of this research, literature review provides a theoretical background to the study which serves to enhance and consolidate knowledge base is established. Then, research methodology that describing the ways to approach in data collection is formulated. Both quantitative and qualitative method were adopted in primary data collection which involved observation and questionnaire survey. The target group for this survey were residents in Valencia, aged 18 years old and above. Total 66 responses that were collected eventually. The data that collected will be analysed by using SPSS software.
