Abstract

Home ownership is beneficial not only to households but also to communities as a whole. However, there is little evidence to inform discussion of meeting housing needs of first-time homebuyers in conditions of rapid urbanisation. One way to address their housing needs and preferences is to understand the housing attributes required by them to own a house. Besides that, the high prices of houses in Kuala Lumpur have made it difficult for first-time homebuyers to own a house. As a result, many first-time homebuyers’ assistance programmes were introduced by both public and private sectors to help them become home owners. In order to achieve sustainability in housing delivery system, first-time homebuyers’ assistance programmes must be economically viable, socially acceptable and technically feasible. The objectives of this research are to identify the housing preferences for the first-time homebuyers in Malaysia and to assess the satisfaction level of the first-time homebuyers towards the existing first-time homebuyers’ assistance programmes. Factors such as locational, neighbourhood, structural and social cultural attributes as well as requirements, benefits, other services and overall performance of first-time homebuyers’ assistance programmes were investigated. A total of 384 questionnaires were distributed to working adults in Kuala Lumpur with 330 questionnaires returned in one month. The descriptive approach was used to analyse the data. Results revealed that neighbourhood environment and location of property play a role in the decision to own. On the other hand, this research found out that first-time homebuyers are quite satisfied with the current first-time homebuyers’ assistance programmes available in Malaysia.
