Abstract

Property market is one of the main drive of the economy in Malaysia as it stimulate construction work that increase the employment rate and also contribute a large portion to the GDP. In recent years, property market in Malaysia is tumbling while the COVID 19 pandemic is worsening the situation. As property market is an important key in the nation economy, a further research have to be carried out to identify main cause of property downturn and remedial action taken to recover the property market. The outcome of this study are able to identify the effect of pre and post COVID 19 pandemic on real estate market. Moreover, it also point out the reaction of developers and property investor towards the property market during pre and post COVID 19 pandemic to recover the property market. Besides that, it is important to list out those government policy to recover real estate market in pre and post COVID 19 pandemic. The methodologies will be applied in this research started with literature review by obtaining information and ideas to achieve the objective of this research. Based on the literature review, questionnaire is constructed to collect primary data from respondent. This is followed by distribution of 350 sets of questionnaire survey to the group of targeted respondent that involve in property market around Klang Valley area. After those data is collected, it will be analysed by using Descriptive analysis and Relative important index with the help of SSPS. In nut shell, the important of this study is to identify the effect of pre and post COVID 19 pandemic on real estate market and also to point out the reaction of developers and property investor towards the property market during pre and post COVID 19 pandemic and also the government policy to recover real estate market in pre and post COVID 19 pandemic
