Abstract

Structure is the model construction or arrangement of the constituent. Structure attribute is a characteristic trait or quality inherent to a particular structure; biological structures have many different attributes like colour, shape, texture, length. However, structural attribute issues are very much in its infancy in Malaysia. There are several aspects such as alternative dwellings, impact of housing attribute, locational and environmental factors and option of the tenure, the research for the priority of structural attribute is scarce. Therefore, the research study will be carried out to identify the structural attributes associated with residential property in Malaysia, analyse the structural attributes that influence buyer’s decision when purchasing a residential property in Malaysia and tenant’s decision when renting a residential property in Malaysia. The methodologies that will be applied for this research is starts with using literature review to identify the structural attributes associated with residential property in Malaysia, analyse the structural attributes that influence buyer’s decision when purchasing a residential property in Malaysia and tenant’s decision when renting a residential property in Malaysia. This is followed by distributions of questionnaire forms towards the residents in Kuala Lumpur for the first, second and third objective. The data were then will be analysed using Cronbach’s Alpha analysis and Descriptive analysis. The findings indicate that the 2 highest type of structural attributes associated with residential property in Malaysia is natural ventilation of property and size and number of bedrooms. For second objective, the 2 highest type of structural attributes that affect home buyer decision in Malaysia is built-up area and floor finishes. For third objective, the 2 highest type of structural attributes that affect tenant decision in Malaysia is built-up area and number of bathrooms.
