Abstract

Nowadays, many people cannot afford to buy a property so they end up renting. On the other hand, this also attract a lot of investor investing property to gain rental income. Therefore, this research objective is to investigate the factors influencing the room rentals in Kuala Lumpur and to examine the reliability of the room rental model. It is important to understand the opinion from the tenant and to figure out what is important for them. This study will help to ensure the fair rental according to the local market. Furthermore, it also helps the investors to understands the critical factors that affecting the room rentals and helps on property investment decision. At first, literature will be carried out to understand each factor that affecting the room rental which provides theoretical background to the study which serves to enhance and consolidate knowledge base is established. Questionnaire will be distributed to the target respondent who rented room at PV13, PV15, and PV16. After collecting the information from the respondent, regression model will be used to analysed the data. At the last chapter, the findings of the study will be explained and recommendation and suggestion for future of study will be stated.
