Abstract

A Bus Rapid Transit is a bus transit system aim to deliver the high speed and service quality of heavy rail systems with flexibility and affordability. However, most studies of public transport in Malaysia only been carried out in bus generally, without much detail in the impact of BRT system on properties in Malaysia. Therefore, to tackle this problem, these research study will be conducted to identify the benefits, negative impacts, and recommend strategies to improve the development of BRT on properties in Malaysia. The methodologies will be applied for this research is starts with using literature review to identify the benefits, negative impact and recommend strategies to improve the development of BRT on properties in Malaysia. This is followed by distributions of questionnaire forms towards the respondents who are in real estate field and to the people who having property near the Sunway BRT area. The data were then will be analysed using Cronbach’s Alpha analysis and Descriptive analysis. The findings indicate that the most agreed benefits of BRT on properties in Malaysia are shorten travelling time for passenger, improved of road safety and residential property value increase. However, the second objective indicate that the most agreed benefits of BRT on properties in Malaysia are shorten travelling time for passenger, improved of road safety and residential property value increase. However, the second objective indicate that the most agreed negative impact of BRT on properties in Malaysia are extra construction cost are needed, exorbitant fare for BRT services and inconvenience for residence in Sungai Way. The findings for third objective indicate that the strategies to improve the development of BRT on properties in Malaysia are offer BRT services with integrated land use planning, BRT combine with Intelligent Transportation System (ITS) Technology and promote Transit Oriented Development (TOD) with quality BRT services are most agreed by the majority of respondents.
