Abstract

Land scarcity has resulted in a rapid development of high-rise residential in Malaysia. However, the quality of a property manager and the performance in service provided will affect the conditions of the building. Subsequently, there problems and troubles encountered by the property manager will result in poor management performance and poor building conditions and this will cause residents to have low satisfaction level. Due to that, this particular research study will be carried out to combat this problem by identifying the satisfaction level of residents on the performance of property managers in managing high-rise residentials in Malaysia, identifying the factors affecting the performance of the property manager while managing high-rise residentials in Malaysia and recommending the performance indicator that can be practised by property manager in managing high-rise residentials in Malaysia. The research methodologies applied in this study starts with a literature review in order to identify the factors for all three objectives. Next, distributions of questionnaire forms was made towards the residents and property managers who stays and manages high-rise residentials in Petaling Jaya. The data was then analysed using Cronbach’s Alpha analysis and Descriptive analysis. The results and findings indicate that the most agreed elements affecting residents satisfaction level is lack of security, responsiveness and assurance. On the other hand, the data for second objective indicate that budget constraint, security and safety issues and planning and design strongly affects the performance in managing high-rise residentials. Lastly, the top three ranked performance indicator found from the findings for objective three is resident/tenant satisfaction ,work completion rate and property condition. This study can be used to improve the understanding on the problems faced by the property managers as well as provide a guideline on satisfying the residents staying in high-rise residential.
