Abstract

Malaysia has recently implemented number of Affordable Housing Schemes to solve the affordability issue facing by the low and medium income groups in the society. The National Housing Policy represent an indicator for the relevant departments or authority to achieve the objectives. This issue has risen as the affordability issue is becoming a serious and major problems in the property market, the housing prices are increasing constantly but the income could not catch up with the increment of housing prices thus affecting affordability issue. However, there are many factors that can affect the affordability issues. This research aims to investigate the current affordable housing situation in Malaysia together with the three objectives. Quantitative research is performed in this research, 272 responses were received from the respondents located within Klang Valley. The data collected was analyzed by using Statistical Product and Service Solutions (SPSS) software by descriptive analysis, frequency analysis and cross-tabulation analysis. By conducting questionnaire survey, three objectives have been achieved. In conclusion, the objectives are successfully achieved at a satisfactory degree. The factors affecting affordability issue of the citizens are identified and analyzed. Some of the respondents are having positive perspective on the efforts of government in providing the affordable housing schemes.
