Abstract

Gated and guarded communities provide various facilities and services to residents. However, most of the management bodies who manage properties in gated and guarded communities does not emphasize on the satisfaction of residents towards facilities and services being provided in the communities’ area. Thus, it is important ensure that residents are having high level of satisfaction to maintain the value of properties in the communities’ area. The aim of this study is to assess the satisfaction level of residents towards facilities and services provided in a gated and guarded communities. In order to identify residents’ level of satisfaction, survey questionnaires were used, and data were collected from 80 residents from different houses in the same gated and guarded community. After data has been collected through questionnaire, the data were analysed using SPSS software, for this research study, descriptive statistics and independent samples t-test has been adopted. The results from the questionnaire show that residents prefer to stay in gated and guarded communities mainly due to security services that being provided. Accessibility is the main factor in motivating residents to purchase properties in gated and guarded communities. Residents are satisfied with the attitude of security guards and cleaning staffs. However, most of the residents think that security services and maintenance services which being provided shall be improved. The main issue that arises from security service is security personnel does not respond immediately during emergency, while for maintenance service, the community compound does not clean frequently. However, there are some limitations of this research in which data only can be collected through online and the physical condition of the gated and guarded communities has not been inspected. Besides, not all respondents will provide accurate data and respondents from different background will provide different answer for questions being asked. Only 80 questionnaires has been collected, thus, it will lead to inaccuracy of data collected. This study carried out to study on residents’ satisfaction towards facilities and services provided in gated and guarded communities Gated and guarded communities managed by Joint Management Body (JMB) or Management Corporation (MC) based on the issuance of strata titles. Unlike to landed houses in non-gated and non-guarded communities, properties in gated and guarded communities are held under strata title and there are common facilities provided for residents. The findings of this study can be used as guidance for developer to decide whether they should build gated and guarded communities or other type of communities’ development. Besides, property management team can refer to this research study to assess on residents’ satisfaction towards facilities and services provided by them. Potential homebuyers also can refer to this study to determine whether they should purchase property in gated and guarded community.
