Abstract

House is one of the basic human survival needs. Everyone needs a house to survive. Some people will buy a house and some people will rent a house. Due to the land is limited and Malaysia economy is declined, Malaysia property is getting expensive and people are getting hard to purchase a property. Therefore, people will tend to do something to guarantee the value of the property. Chinese society are tends to consider feng shui when they buy a house. Feng shui is a body of ancient Chinese wisdom encompassing knowledge and experience related to built environment that has been accumulated for more than 6 thousand years. There are many feng shui topics have been covered in books, magazines and different social media to lecture the knowledge and application of feng shui factors in house selection, house renovation and furniture placement to enhance life and avoid disaster. This study is conducted to identify feng shui factors that affecting prospective buyer's intention. This study also investigates whether feng shui factors affect house buying intention of Malaysian Chinese. Furthermore, this study recognises the differences between West Malaysian Chinese and East Malaysian Chinese in term of the influences of feng shui factors on house buying intention. Moreover, this study determines the relationship between purpose of buying house and feng shui and relationship between location and feng shui. In this study, there are five major considerations that will affect prospective buyers' intention which are surrounding environment, external layout, internal layout, interior arrangement and superstitious belief. Literature review, questionnaire survey, SPSS Statistics and chi square test are used to achieve the objectives. Both descriptive analysis and inferential analysis is used to analyse the result from the questionnaire survey. The result showed that most of the Malaysian Chinese considered the feng shui factors on buying house. From the result, it also illustrated that there is no much difference on the influences of feng shui factor on house buying intention between West Malaysian Chinese and East Malaysian Chinese. This study also pointed out that there is relationship between purpose of buying house and feng shui. This study provides the general and significant feng shui factors that implicated by Malaysian Chinese. This can help the developer to consider feng shui factors when they develop a new housing scheme. This study also helps the buyer and investor to choose a property with good feng shui.
